Let l, w be the length, width.

w=l-2.

(l+6)(w+6)=lw+216.

(l+6)(l-2+6)=l(l-2)+216.

(l+6)(l+4)=l^2-2l+216.

l^2+10l+24=l^2-2l+216.

10l+24=-2l+216.

10i+2l=216-24.

12l=192.

l=192/12 =16  inches.

w=l-2=20-2 =14 inches.
